Construction has started on Authentix South Elgin, a 336-unit apartment complex with rents ranging from $1,300 to $2,435 will fill a needed housing market niche in the community, village officials say.
“We think the market is strong for these types of projects,” South Elgin Community Development Director Nancy Hill said of the development at the northwest corner of Lancaster Road and McLean Boulevard.
The new apartments will appeal to people who are wanting to rent rather than purchase a home and most likely will be moving elsewhere in a few years, South Elgin Village President Steve Ward said.
It’s being built by Wisconsin-based Continental LLC, which also owns and operates the nearly 6-year-old Springs at South Elgin apartment community near South Randall and Stearns roads.
“With the success Continental has had with the Springs, they have established a good track record with the village,” Ward said. “The Springs is well-kept, full and a quality project.”
Located just a mile from the Authentix development, the Springs underscores the strong demand for such apartments and the appeal of the area, company spokeswoman Gazelle Liss said. It’s what encouraged Continental Properties to continue investing in the area, she said.
Authentix South Elgin offer studio and one-, two- and three-bedroom options. Pre-leasing will start in spring 2025 and units in the first building will be ready for occupany that summer, a news release said.
Because it’s a garden-style community, there will be multiple low-rise buildings with ground-level entries that give residents direct access to their homes, Liss said. In addition to surface parking, detached garage parking also will be available, she said.
Amenities are to include a community clubhouse, resort-style pool, outdoor grill area, 24-hour fitness center, on-site customer service and maintenance teams, and a leash-free dog park with a pet spa, the release said.
“We welcome a variety of pets, with prior approval,” Liss said. “Residents can have up to two pets per hom, and we provide accommodation for service animals and qualified assistance animals as needed to ensure all our residents and their pets feel at home.”
Authentix’s location will give residents access to nearby shopping and dining, and it’s only 10 miles from Interstate 90 and less than 10 minutes from Route 20.
“Residential development like this helps support South Elgin’s local grocery stores, big box retailers and restaurants, which in turn helps the village make improvements to our roads, parks and other infrastructure,” Hill said.
