Orland Park planners are considering a 90-unit town house development on land east of Wolf Road and south of 159th Street that is now farmland, according to documents.
Naperville-based Bridge Street Properties LLC is proposing the development, Founders of Orland, which it says will appeal to primarily younger, first-time homebuyers as well as empty nesters, and doesn’t anticipate the homes will generate many school-age children.
Village development staff recommend approval of the plan, which would be developed on a 15-acre site that was annexed in 2007 but has remained undeveloped for many years, according to Bridge Street.
The main access to the site would be from Wolf Road, and the developer plans a separate turn lane from southbound Wolf into the property and a separate northbound lane into the development, according to its proposal.
A traffic study conducted for the developer and submitted to the village has determined existing roads will be sufficient to handle traffic generated.
The report, citing an analysis by the Chicago Metropolitan Agency for Planning, shows average daily traffic on Wolf south of 159th being 14,500 vehicles, but that is expected to increase to 20,000 vehicles a day by 2050.
According to Bridge Street, a bit more than half of the property would remain as open space, and three parks, totaling 3 acres, would be included in the development.
The three-level town houses would have a driveway and two-car garage, with the first floor as the main entry into the home, according to plans.
The unit’s second floor would be the primary living space with a kitchen, while the third floor would have three bedrooms and two bathrooms, according to plans.
Bridge Street said the development would add diversity to Orland Park’s housing stock, and said town houses are among the fastest-growing segment of the housing market.
