For the first time, billionaire Ken Griffin has publicly placed on the market his top-floor condominium on the 38th floor of the Gold Coast building at 9 W. Walton Street. He is seeking $11 million for it.
Griffin famously paid $58.75 million in late 2017 in four separate transactions for the top four floors of the building at 9 W. Walton, but he never finished and moved into the units, preferring instead to keep as his Chicago residence a unit on the 37th floor of the Waldorf Astoria building nearby. With his much-publicized announcement in 2022 of his decision to move his hedge fund company, Citadel, and his residence to Miami, Griffin has been shedding his ties to Chicago.
Since 2022, Griffin has been trying to sell — with some success — the numerous luxury condos that he has owned in the Park Tower, the Waldorf Astoria and at 9 W. Walton. Up to now, however, he only has listed two of the four floors he owns at 9 W. Walton, but not the top floor.
On Thursday, Griffin listed the 7,500-square-foot top floor at 9 W. Walton for $11 million. The unit has 16-foot windows, two terraces and private in-unit elevator access to a private rooftop pool and a private 39th-floor interior space. Listing agents Emily Sachs Wong of @properties Christie’s International Real Estate and Nancy Tassone of Jameson Sotheby’s note in listing remarks that the three full-floor units on the 35th to 37th floors also are available, even though they are not currently publicly listed.
Wong touted the 38th-floor penthouse’s uniqueness.
“This is truly a one-time opportunity to be overlooking the Gold Coast, Lake Michigan and the city, with a private rooftop pool and hot tub with year-round heating, and have a rooftop pavilion and a full-floor penthouse that one can customize and make their own,” Wong told Elite Street. “It doesn’t get more special.”
Beyond his holdings in the building at 9 W. Walton, Griffin has the 9,250-square-foot, 67th-floor full-floor penthouse in the Park Tower for sale for $15.75 million. He previously had sold the 8,000-square-foot, 66th-floor full-floor penthouse in the Park Tower last year for $11.2 million to retired filmmaker George Lucas and his wife, Mellody Hobson — who also own the full-floor unit on the 65th floor. Also, Griffin sold his 7,400-square-foot full-floor unit on the 37th floor of the Waldorf Astoria for $10.225 million in October 2022 to a still-unidentified buyer who bought it through an opaque ownership vehicle.
Griffin’s condo is not the only high-priced condo near downtown to come on the market recently. On Wednesday , another full-floor penthouse on the 64th floor of the Park Tower was listed for $11.7 million. It’s owned by venture capitalist David Kronfeld.
