The 250 Residences apartment complex is nearing completion in Buffalo Grove, a major component of the largest redevelopment project in the village’s history, according to officials.
Between The 250 Residences and a second planned apartment complex, more than 500 apartment units could be coming to the village in the next few years.
The Clove is a 22-acre, $150 million redevelopment project planned for the Town Center retail strip, which was demolished in August 2022 to make way for redevelopment.
Nicole Woods, director of community development at Buffalo Grove, said The Clove emerged from the 2018 Lake Cook Corridor Market Study and Plan, which aimed to redevelop the village along Lake Cook Road, a major arterial road and the “gateway” to their community.
The Town Center had “served the village well,” but a changing business and realty landscape meant moving away from the more traditional “Euclidean zoning” with single-use districts, Woods said. The Clove is mixed-use, including residential, business and recreational features.
“There’s walkability, there’s a mix of uses, there’s open space, there’s a downtown focal point, there’s synergy, there’s vibrancy — all of this kind of stuff,” she said.
The 250 Residences complex — which will actually have close to 300 units — is expected to begin leasing luxury apartments in the first quarter of 2025 as construction is completed on the remainder of the building, Woods said. Planning and construction are ongoing for the remainder of The Clove redevelopment. There’s still plenty of work ahead, but developers are roughly halfway through the project, she said.
Also in the works is Bison Crossing, along Dundee Road in Cook County. The development is also mixed-use, including a Tesla dealership and 224 apartments. The dealership portion is anticipated to start construction in the second quarter of 2025, Woods said.
