The Oswego Planning and Zoning Commission this week will take a look at Oswego Grand, a proposed mixed-use development planned on 160 acres at the southeast corner of Wolf’s Crossing Road and Route 30 currently in unincorporated Kendall County.
The commission on Thursday will review a concept plan for 125 single-family homes, 243 townhome units, 288 apartment units and 32.2-acres of commercial area proposed for the site.
A concept plan was originally submitted for the area in 2014 that proposed some 536 units – 150 townhomes, 312 apartments and 74 ranch villas as well as 34 acres for commercial development, Oswego Village Planner Rachel Riemenschneider said in a staff report.
Plan Commission members in early 2015 voted 4-4 and forwarded the proposal with no recommendation to the Village Board, Riemenschneider said.
“The project was never sent to the Village Board for consideration,” she said.
The village’s Comprehensive Plan designates the area as single-family residential with densities of two to three units per acre, with minimum 8,000-square-foot lots for single-family homes, according to the staff report.
“The proposed use is consistent with the Comprehensive Plan,” Riemenschneider said.
The village planner said the Comprehensive Plan further designates 35 to 40 acres adjacent to Route 30 as commercial with potential for “major retail.” The proposed concept plan’s commercial aspect includes a gas station with a car wash, grocery store, retail and possibly a religious institution.
The proposed project is adjacent to the future Wikaduke Trail, a planned north-south roadway connecting Will, Kane, DuPage and Kendall counties.
In addition, the concept plan shows a four-acre park site, northwest of the single-family neighborhood and west of the townhome neighborhood.
